Administrative: October 1, 2013 minutes were read and approved.

 

Old Business:

REVIEW OF ZONING ORDINANCE:

Board members reviewed Article 2, Non-Conformances, of the zoning ordinance. Jim Roberts clarified several points:

• 2.4.a, Relocation: the reason for specifying the types and percentages of certain trees is to preserve the native vegetation

• 2.5, Reconstruction or Replacement: The number of months quoted within the first paragraph was questioned; Jim will review the wording for continuity.

• A correction was made to the paragraph at the top of page 12, changing "one year" to 18 months.

• 2.7, Expansions can be structures (such as adding a room) or use (such as expanding hours of use.)

• A non-conforming use that is discontinued for more than a year may not be resumed. This does not apply to a residential structure, as long as it has been used or maintained for residential use during the preceding five years.

• One non-conforming use may be changed to another as long as it does not have a greater adverse impact.

 

Article 3 will be reviewed next month.

 

New Business: None discussed.
