The minutes from November 5, 2013 were read and approved.
Old Business:
ZONING ORDINANCE REVIEW: Members reviewed Article 3, Establishment of Districts. Jim Roberts explained the definition and location of the zones (see zoning map.) The following points were noted:
- The difference between Rural Fields and Rural Forest zones is that in Rural Fields the houses are set further back from the road to allow views of the fields.
- Critical Rural district has a minimum lot size of five acres.
- Section 3.4.A, Division of Lots by District Boundaries, clarifies that the regulations of the less restrictive zone can be expanded into the more restrictive zone by no more than 50 feet if a lot falls within two zones, as long as the zone isn't in one of the three overlay zones.
- Section 3.4.B should reference Section 8.9, not Section 8.7.
- In overlay zones, the overlay takes precedent over and is more restrictive than what may be permissible in the underlying zone.
New Business:
RICK AHERN/COOK’S BROOK SUBDIVISION: Rick Ahern will be on the agenda for the December 17th meeting regarding the Cook’s Brook subdivision. There is an issue concerning the recent sale of lots, which appears to have created three lots. Because the creation of the three lots happened within five years, this would be considered a minor subdivision. The Board will wait until Mr. Ahern attends the meeting before taking further action. Members will read the subdivision regulations before the next meeting to prepare.
The meeting adjourned at 8:50. The next meeting will be December 17th, 7:00 PM at Town Hall.
